We're going to go through, and do minor cosmetic repairs and then get this on market within the next 10 to 14 days as a seller financed property. Now what I love about this house in particular is that we were able to get it at a decent price, but the rents in the area are great. Also, the price point for the city itself is pretty good. The market value on the house is about $140,000 to $145,000. We're going to be putting it up at $154,000 as the price because we get that seller financing bundle.
Now this is going to end up being a first and a second position. The other thing that's really nice is I'm going to have a ton of advertising on this busy intersection. We estimate that there's about 2,000 people that live in the area that drive past this every day. I've got my signs out right there, and we're really excited about the new property.
